Natick Real Estate Market Report August 2009

There were 29 single family homes that closed within the month of August in Natick, Massachusetts (39 closed sales in July). This is a slight decrease from August of 2008, when there were 33 single family homes sold. Closed sales generally represent properties that went under contract 30-60 days previously, so this is an indicator of activity predominantly occuring during the months of June and July.

The median selling price for homes sold in Natick for August of 2009 was $395,000. This represents a decrease of $40,000 or roughly 10% from August 2008, when the median selling price was $435,000.

The Average Days on Market for the homes that closed in Natick during August of 2009 was 95 days -  the Average Days on Market for the homes that closed in Natick during August of 2008 was 93 days.
 
31 homes went under contract in Natick MA during the month of August 2009. There were 24 single family homes that went under contract in Natick MA during August of 2008. The median asking price for houses under contract during August 2009 was $424,900, compared with $409,900 in August of last year.

Through August of this year there have been 170 single family homes that have sold (closed) in Natick with a median sales price of $413,500. At this same time last year there were also 170 homes that had closed, at a median price of $420,000. This indicates that prices in Natick are still declining slightly.

There are currently 93 single family homes listed for sale in the MLS in Natick. Exactly one year ago there were 125.
