First-time Homebuyer Tax Credit Extension
The House of Representatives and the Senate have both voted in favor of extending the deadline for closing transactions under the Federal Government's First-Time Homebuyer Credit from June 30, 2010 to September 30, 2010. The credit is limited to those transactions in which purchase and sales agreements were under agreement on or before April 30, 2010.

Natick Single Family Home Sales, Prices Up
Natick single family home sales in May increased substantially over the same month last year. There were 39 single family home sales in May of 2010 compared to 18 in May of '09, more than double the number for the same period. The median selling price, however, decreased to $366,000 in May 2010 from $498,500 for May 2009. Average market time decreased from 128 days to 60 days on market.

Year to date the median sales price for single family homes is $400,000, down from $432,500 Jan. 1-May 31 2009. The number of single family house sales so far this year in Natick is 97, compared to 62 during the same period last year.

Reflecting this morning's article in The Boston Globe about declining pending home sales, the number of pending (under contract) single family home sales in Natick over the last 30 days was 40, compared with 29 for the previous 30 day period. This could indeed reflect the expiration of the federal homebuyer tax credit. Typically pending home sales in this area do not start to drop off until summer is well underway.
