Wayland Single Family Home Prices Decrease
The median price of a single family home sold in Wayland during the first quarter of 2010 was $480,000, down from $592,500 during the same period last year. The number of sales rose slightly, from 18 to 19 during the same period. While this is a substantial drop in price, in a small number of sales like this a few more high end or low end sales can sway the number considerably. The number of single family homes avaialble in Wayland this year, 101, is comparable to last years 96. The number of pending transactions over the last 30 days is 17, which is way up from only 10 last April. While the median sales prices are down, this could begin to change in the near future.

Natick Single Family Prices Rebound During 1st Quarter
Single family home prices and sales are up considerably for the first quarter of 2010 in comparison with the same period of 2009. Thre were a total if 44 homes sold during this period compared with 29 last year, an increase of 39%. Even more significantly, the median selling price of a single family home in Natick increased from $362,000 in the first quarter of 2009 to $443,750 in the first 3 months of this year, a 23% increase. This is in line with an article in today's Boston Globe highlighting a statewide increase in single family home prices last month over March of last year.

In addition, the asking price/selling price spread narrowed as well, from homes selling at 94% of list price in the first quarter '09 to 97% this year over the same period. This indicates both that buyers are aware prices are bottoming out and sellers are pricing homes more in line with the market.

Condominium sales in Natick also doubled in the same period, from 14 in 2009 to 28 this year.The median condo sales price is up as well, from $379,500 in the first quarter of 2009 to $409,950 this year.

Framingham Home Sales Up For 2010
Framingham single family home sales for the first quarter of 2010 surpassed sales for the same period of 2009,  There were 78 in 2010 versus 38 in 2009. The median sales price was up as well, from $268,550 in 2009 to $288,000 in 2010. Framingham is a popular destination for first time homebuyers in Massachusetts and the Homebuyer Tax Credit, which expires April 30, has no doubt helped to spur sales.

Additionally, there are currently 220 single family homes for sale in Framingham, up from 185 a year ago.
