Home Prices Stablize in Natick

The annual median sales price of a single family home in Natick did not decline for the first time in four years.

The median selling price for of a single family house in Natick for 2009 was $420,000, which is exactly what it was for 2008. Last year ended the trend of single family prices declining which began after the peak year of 2005, when they reached $463,500. The median single family price declined roughly 10% over that time period. In addition, there were 261 single family home sales reported for 2009, up from 234 in 2008. The number of annual home sales had also been steadily declining from a high of 346 in 2005.

Median Annual Home Price Rises in Wayland

The median annual sales price of a single family home in the town of Wayland was $535,000 last year, up from $505,000 in 2008, a 6% increase. In addition, the number of home sales rose to 128 from 116, a good sign Wayland has seen the worst of the housing market downturn.

Condo Prices Rise in Natick


The median annual selling price of a condominium in Natick in 2009 rose to $309,000, up from $250,000 in 2008. Additionally, the total number of sales increased from 115 to 130 over the same period. These figures do not include the 37 auction listings sold at the Natick Collection in September.
