Natick Collection Condos Up For Auction |
|
Accelerated Marketing Partners announced today that General Growth Properties, the developer of the Natick Collection condominiums, has hired them to auction off 42 of the roughly 180 remaining condos at the 215 unit complex. 20 of the "Nouvelle at Natick" condos (as recorded at the Middlesex Registry of Deeds) have sold since last October and there are 2 currently listed as under contract in the MLS. An article in this morning's Boston Globe mentioned there were 37 units either sold or under contract. The auction of the 42 units will be held on Sunday, Oct. 4. at the Crown Plaza Boston on Rt. 9 in Natick.
Minimum bids for the 14 one-bedroom and one-bedroom-plus-study units range from $160,000 to $210,000. There are 25 two-bedroom and two-bedroom-plus-study units with opening bids ranging from $220,000 to $315,000. There is also a 3 bedroom 1,774 square foot unit with an opening bid of $350,000 and 2 penthouse units with opening bids of $375,000 and $495,000 respectively.
General Growth Properties (the owner of the condos-a separate General Growth entity owns the mall) filed for bankruptcy back in April. Sale prices for the 20 units that have previously sold ranged from $369,900 for a 973 sq.ft., 1 bedroom first-floor unit to $1,499,900 for a 2190 sq.ft., 9 room, 3 bedroom, 3 full bath penthouse. By auctioning off these units, GGP should be able to determine the true market value of the remaining units and move the rest of the complex in a much more timely manner.

Natick Real Estate Market Report August 2009 |

There were 29 single family homes that closed within the month of August in Natick, Massachusetts (39 closed sales in July). This is a slight decrease from August of 2008, when there were 33 single family homes sold. Closed sales generally represent properties that went under contract 30-60 days previously, so this is an indicator of activity predominantly occuring during the months of June and July.
The median selling price for homes sold in Natick for August of 2009 was $395,000. This represents a decrease of $40,000 or roughly 10% from August 2008, when the median selling price was $435,000.
The Average Days on Market for the homes that closed in Natick during August of 2009 was 95 days - the Average Days on Market for the homes that closed in Natick during August of 2008 was 93 days.
31 homes went under contract in Natick MA during the month of August 2009. There were 24 single family homes that went under contract in Natick MA during August of 2008. The median asking price for houses under contract during August 2009 was $424,900, compared with $409,900 in August of last year.
Through August of this year there have been 170 single family homes that have sold (closed) in Natick with a median sales price of $413,500. At this same time last year there were also 170 homes that had closed, at a median price of $420,000. This indicates that prices in Natick are still declining slightly.

There were 39 single family homes that closed within the month of July in Natick, Massachusetts. This is an increase of 36% from July of 2008, when there were 28 single family homes sold.
However, the median selling price for homes sold in Natick for July of 2009 was $380,000. This represents a drop of $40,500 or roughly 10% from July 2008, when the median selling price was $420,500.
The Average Days on Market for the homes that closed in Natick during July of 2008 was 73 days.
The Average Days on Market time for the homes that closed in Natick during July of 2009 was 98 days.
31 homes went under contract in Natick MA during the month of July 2009. There were 27 single family homes that went under contract in Natick MA during July of 2008. The median asking price for July 2009 was $415,000, compared with $429,900 in July of last year.
